Beyond the Spreadsheet

Spreadsheets helped define an era of real estate underwriting. But they were built for a different world—one where cash flows were stable, leasing was simple, and risk came in just one flavor.

Today’s reality is different. Leases are shorter. Income is layered. Risk is dynamic.

And yet, we’re still relying on a tool that can’t natively handle scenarios, uncertainty, or collaboration.

Good underwriting today depends on three things:

  • Domain expertise: Real estate is ultimately the business of developing and executing a plan for a physical asset.
  • Good data: Any deal can look great on paper—especially when it's based on bad assumptions.
  • The right software: A cash flow model is a financial representation of your business plan. As an expert, you need to model and communicate complexity—without the whole thing collapsing under its own weight.
