- take into account your financial limitations.
- take into account the return on potential remodel projects.
- Work within your skills, and hire out for things you aren't comfortable with. (keeping in mind if you can do it you will save your self money, but remember if you take on too much you may spend double paying someone to fix a mistake)

- Refinish what needs a "facelift"
- Replace what can't be fixed or refinished
- Don't waste time or money.
What should you do first when renovating your space??
Make a Plan, get your samples and swatches, and pinterest pins all ready.
- Think about the colors you want, do you want warm or cool colors?
- Think about how the space will effect other rooms, can you improve a space without tearing out walls or tearing up floors?
Assuming you dont need to completely retro you can start simple.
Start with a few fresh coats of Paint. you'd be surprised how much of a difference you can make with just a few coats of paint. Taking something that looks drab and transforming it with just a change of color.
Next the Kitchen. The kitchen is one of the few places that gets a 70% return on your investment in its renovation. Taking an old and outdated kitchen to a beautiful and bright new space.
Continuing the Kitchen: Would you believe that you could even do some DIY counter-tops, or simply change out old dingy tops for Granite, Quartz, Concrete, or a Pre-fab Butchers Block. All depending on your time and budget. Personally my first flip will have counter-tops with a Butcher Block feel.
Next changing with feel of a room with simple additions: We chose to renovate the living room fireplace. Wanting to give this room just a bit of a face lift, we chose to add onto the fireplace extending it up the wall to raise the eye and make the room feel taller as well as creating a nice bright focal point in the room.
Admits all of the above renovations, you will need to be sure to account for the price of Floors, in some homes you can simply refinish and it will transform your space. We decided to completely replace all the floors. We chose a dark wood looking tile, this to compliment the Gray-Blue color on the wall.
Beyond the Paint, and the Kitchen, and the floors, we also decided to re-tile the bathrooms, add a backsplash in the kitchen, and paint/ replace the old base-molding & shoe molding.
