Seattle/Bellevue market update: The Seattle–Bellevue CRE landscape keeps moving in two very different directions. Seattle’s downtown office vacancy climbed to 35.6% by Q4 2025, highlighting how challenging the environment still is. Meanwhile, the Eastside continues to surge — Bellevue is seeing strong touring activity from tech and new‑to‑market tenants, keeping it the region’s most in‑demand submarket. Development remains slow, too. Seattle’s office pipeline dropped to just ~815K SF under construction by early 2025, one of the lowest levels among major markets — even as major Bellevue projects like Amazon’s Bellevue 600 push ahead. A big shift helping stabilize demand: return‑to‑office mandates. Amazon’s move back to a five‑day office schedule contributed to higher workplace activity, with downtown Seattle seeing a 4% year‑over‑year increase in weekday workers. This momentum is helping bring life back into both Seattle and the Eastside, hopefully... On the talent front, the challenge is even more stark. For over a decade, too few young people have entered the building engineering trades, and the industry is now feeling the effects. Experienced engineers are incredibly hard to find — and with only around 600 active 07 licenses in the region, the talent pool is very thin. With so much movement mid and post COVID, candidate profiles are looking "hoppy" and organizations are worried that their firm is just going to be a short stop before candidates move on. ALOT of emphasis is being put on "how do we keep our talent?", improved work life balance, improved office facilities, do we need to overpay? All of this makes one thing clear: this isn’t a market for rushing.
