A Note About Us:

All of our full time roles in New York are based at our headquarters in Union Square, where our whole team thrives on in-person collaboration in the office Monday through Thursday of each week (Friday remote from home). Being onsite for the majority of our workweek enables us to build strong connections, collaborate effectively to solve challenges, and foster an engaging environment. In our New York City HQ, you’ll work alongside the whole senior leadership team, including our founders.


About the Role:

We're looking for a highly motivated and detail-oriented Real Estate professional to oversee the development and management of both new and existing sites for New Tradition assets (including billboards, digital displays, and other signage). This role offers a hands-on opportunity to drive value for New Tradition by identifying and developing new locations, while managing the entire process from start to finish. Responsibilities include site identification, leasing, permitting, lease renewals and negotiations, easement negotiations, landscape management, and presenting variances and ordinances, along with other related tasks. The ideal candidate is a strong negotiator who can effectively build and sustain relationships with a diverse range of landlords across the market.


Responsibilities:

  • Expand New Tradition's portfolio by identifying and developing new asset sites in target client locations
  • Oversee and maintain existing locations through lease renewals and rent-reduction initiatives
  • Lead property lease negotiations and track renewal activity
  • Manage and resolve site-related issues, including property disputes, access concerns, and structural damage
  • Direct efforts to obtain all necessary permits, variances, zoning approvals, and DOT authorizations
  • Represent the company at variance hearings, zoning board (ZBA) meetings, and planning board sessions
  • Maintain ongoing community engagement to ensure a strong reputation through regular interaction with local officials
  • Act as a public affairs liaison, working to influence regulations and ordinances affecting the outdoor advertising industry through coalition building
  • Partner with Finance and leadership to secure approvals for site acquisitions
  • Collaborate with Sales and leadership to assess projected revenue for proposed and existing sites
  • Work with Operations to ensure accurate and high-quality installations of billboards and signage
  • Oversee the creation of work orders required for site development
  • Build and maintain strong relationships with all landlords
  • Ensure accurate maintenance of lease files and related documentation
  • Manage departmental budgets, including lease expenses and capital investments
  • Oversee the preparation of reports and analytical materials
  • US Travel as needed


Qualifications:

  • Background in commercial or corporate real estate
  • Minimum of 5 years of relevant real estate experience
  • Proven ability to drive strong sales performance
  • Experience with permitting, land use, zoning, and advocacy/lobbying preferred
  • Strong communication, interpersonal, organizational, and influencing abilities
  • Capable of coordinating with multiple stakeholders to meet development timelines
  • Excellent relationship management skills
  • Google Suite; Microsoft Excel and PowerPoint
  • Highly organized and able to juggle multiple priorities


Pay range and compensation package:

The salary range for this role is $100,000-250,000+ (based on experience level), discretionary bonus, unlimited (with approval) PTO, and comprehensive health benefits. Please note that the foregoing compensation information is a good-faith assessment associated with this position only and is provided pursuant to the New York State Pay Transparency Law and New York City Pay Transparency Law. Salaries will vary based on various factors including but not limited to professional and academic experience, training, associated responsibilities, business and organizational needs, and market benchmarks evaluated for the scope and responsibilities of the position. Salary decisions are dependent on the circumstances of each hire.
