For the second straight month, October 2025 closed and pending #home #sales showed a remarkable year-over-year growth in Southeast Florida, sustaining last month's strong growth: Closed sales, single-family: +12.4% Pending sales, single-family: 24.3% Closed sales, condo/townhomes: 7.8% Pending sales, condo/townhomes: 12.7% Lower #mortgage rates this year have buoyed up sales in the second half compared to last year when sales headed south in the second half as mortgage rates rose. Mortgage rates are about 60 basis points lower than one year ago, savings buyers as much as $131/month in mortgage payment in #StLucie and $86 in #Broward. In #MiamiDade, the mortgage savings are more modest, at $9/month. #Milliondollar buyers have been the fastest growing segment, with the share of million-dollar homes now at 25% in Miami-Dade, up from 8% in 2019. There are now 40 areas where the median sales price is at least $1 million up from just 17 markets in 2019 with #BocaRaton as the largest million-dollar market. This speaks of the #wealth #migration still flowing into Southeast Florida. I wanted to share with you some of the latest office market insights I have seen for the northeast Georgia region with a closer look at Gainesville / Hall County. Office Market Highlights: • Northeast Georgia region recorded over $161 million in office sales for 1st half of 2025, with average pricing around $187 per square foot. • Hall County’s office market remains tight, with vacancy at 3.6%. This has increased just slightly over the last 6 months. • Asking rents average $21 per foot overall, with Class A properties achieving $28 per foot full service and new construction asking rates are in the mid to upper $30’s per square foot. • New Construction: Approximately 52,000 s +/- square feet of new office space is under construction in Hall County including the development of 126 Bradford Street by Capstone Property Group. This is one of the first spec office buildings developed in Gainesville in a long time. The building totals just over 40,000 square feet and will feature street level retail. • Owners are beginning to look at repurposing buildings for office use such as the recent sale of 131 Bradford Street in Gainesville, which will bring an additional 10,000 to 15,000 square feet of office space to the downtown market • Hall County: There have been 10 office sales in the first half of 2025—from $124 to $306 per foot. Average sales price for this period was $191 per foot. • There continues to be a push to own vs. lease from businesses in the area, with the majority of the sales being owner/users. • Notable Recent Sales: 4170 Tanners Creek, Flowery Branch, GA - $205 per sf • Notable Recent Sales: 5670 Old Winder Highway, Braselton, GA - $306 per sf • Notable Recent Sales: 535 Spring Street, Gainesville, GA - $273 per sf Despite what you hear about the distressed office markets throughout the country, the northeast Georgia region (Gainesville / Hall County in particular) is still doing well. We are seeing a lot of demand for office space in the downtown area, with several larger tenants (over 10,000 square feet) out searching for options in this market.
