The fastest way I filter bad deals and bad developers? One question: “Would you bet the future of our relationship on this deal?” Great developers have a deal they’ve been chasing for months and know will get funded. Someway. Somehow. Bad developers are searching for a pile of capital they’re trying to “find something” for. One group is disciplined and patient. The other is desperate. If the answer to my question is anything less than an immediate “Yes," the deal is cooked. In real estate, bad deals don’t just cost you money. They cost you future deals. And those are infinitely more expensive.

You're still toggling between ChatGPT and Zillow like a rookie. OpenAI just integrated Zillow directly into ChatGPT. I tested it on rent and sales comps. This changes everything.
