CPC Mortgage Company was proud to deliver Freddie Mac Targeted Affordable Housing (TAH) financing for the new construction of a four-story apartment building that will offer affordable housing and on-site supportive services for senior citizens aged 55 or older🎉 The Freddie Mac 9% LIHTC Forward Commitment arranged by CPC Mortgage Company, along with additional financing from the Santa Clara County Housing Authority, DeRose HDC, and First Citizens Bank, will deliver 101 affordable rental homes for seniors. Nuveen Green Capital is proud to announce closing on the first-ever #CPACE financed transaction in the state of #NorthCarolina! NGC provided $6.5 million in C-PACE capital for Trenton Mill Lofts, a new #multifamily development in #Gastonia, ~20 miles west of #Charlotte. By utilizing C-PACE’s cost-effective financing to recapitalize the adaptive reuse project, the Sponsor, Lansing Melbourne Group, which specializes in revitalizing properties to benefit communities, was able to partially pay down their original construction loan and support the stabilization of the property. This enabled them to cover necessary reserves, enforce lease-up efforts, and fund operational enhancements — positioning the property for long-term success, while providing the city of Gastonia and the burgeoning FUSE (Franklin Urban Sports & Entertainment) district with needed housing. HUD has updated the “Middle Income Housing” option tied to FHA 221(d)(4). New guidance lays out current eligibility + compliance requirements. Signaling optimism, the Federal Housing Finance Agency raised Fannie Mae Multifamily and Freddie Mac Multifamily’s 2026 total volume cap for loan purchases to $176 billion, a 20% increase from 2025. AI is moving quickly across the mortgage industry, and regulatory expectations are catching up. In December 2025, Freddie Mac issued Bulletins 2025-16 and 2025-17, establishing new requirements for how sellers and servicers govern, monitor, and oversee the use of AI and machine learning, effective March 3, 2026. The takeaway is straightforward: AI can’t be treated as experimental or informal. It must be supported by clear governance, risk management, monitoring, and accountability, just like any other core system impacting operations and compliance.
