The most common mistake I see is agents forcing themselves into strategies that do not align with: their strengths their energy their personality their values When it doesn't stick, they assume THEY are the problem. They are not! Here is the truth more professionals need to hear: Your business should fit YOU, not the other way around. When strategy is built on strengths, execution becomes consistent. 🚨 **Real Estate Agents - remember who you work for.** If you think your loyalty is to the MLS… you’re already on the wrong side of your client. You don’t serve the MLS. You don’t serve NAR. You don’t serve for-profit listing platforms who answer to shareholders, not homeowners. You serve your clients. Period. For 25+ years, the industry has trained agents to confuse **compliance with service** - to follow rules that protect trade groups, platforms, and closed MLS systems… instead of the people you represent. Here’s the cost: - Sellers forced into MLS-first marketing that kills momentum and hands leverage to platforms who sell the leads to strangers. - Buyers blocked from seeing opportunities by arbitrary “timing” rules. - Agents fined, censured, or banned for being a fiduciary, for following their client's direction. "They call it “transparency.” Lets call it what it is **Censorship.** That’s not fiduciary duty. That’s obedience to gatekeepers and their platforms. We are not in the compliance business. We are in the people business. The advocacy business. True advocacy means fighting for: - A seller’s right to choose how their home is marketed. - A buyer’s right to see every opportunity. - A strategy built for their goals - not someone else’s profit model. The industry won’t change because a trade group says it will. It will change when agents have real, face-to-face conversations - and put client rights above the system’s rules. So ask yourself: Are you here to enforce policy? Or protect your client’s leverage, choice, and outcome? If we are serious about “doing better,” this is where it starts. Not with another slogan. But with agents willing to **fight like hell for their clients, the people they serve.**

NEVER OFFER MONEY TO BUYER BROKERS. IF YOU DO, YOU ARE GIVING YOUR LISTING AGENT A LICENSE TO STEAL FROM YOU. The only reason your listing agent is telling you to offer money to the buyer’s broker is so they can keep the extra for themselves. They’ll say, “You have to offer 3% or no one will show your house.” That’s a lie. And they know it. New rules require buyer agents to sign a contract with their client before showing homes. That contract sets their fee, and they cannot accept more than what it says. If the buyer wants the seller to cover that fee, they can simply ask for it in the offer. That’s how it’s supposed to work. But if you offer 3% to the buyer agent and that amount is more than the buyer agent is allowed to take, your listing agent keeps the difference. NOT YOU! That money was intended for you and your own listing agent intercepted your savings and pocketed it. They didn’t earn it. You didn’t approve it. And most of the big companies are doing this to their clients. Their “standard” listing contract was written to let them take it from you. This isn’t exposure. This isn’t cooperation. It’s theft disguised as a advice. This is now the biggest scam in real estate. And they just got sued and lost for doing almost this exact same thing.
