The slides below reinforced a few important themes heading into 2026: transaction volume appears to have bottomed across major asset classes, seller motivation is increasing, and listing activity is picking up - setting the stage for a more active deal environment. 📈 NYC Office Market is Showing Real Momentum Heading into 2026.   November closed with 2.2M SF of new leasing — the 8th month in a row above 2M SF — bringing YTD activity to 27.8M SF, the strongest pace since 2019.   Tenant demand remains active in flight-to-quality decisions, relocations, and sectors upgrading into better workspace.   Where momentum is strongest: • Midtown leads with 18.3M SF YTD (+21.8% YoY), supported by several 100K+ SF deals. • Midtown South leasing is up 46.7% YoY, driven by tech/creative demand. • Downtown is quietly surging — leasing up 64.3% YoY as value-focused tenants capitalize on pricing.   Vacancy continues to tighten: Manhattan’s overall vacancy dipped to 21.7%, the lowest since 2022, and sublease supply fell to its lowest point since 2020. This contraction — paired with active deal flow — signals a healthier market balance than many expected.   Pricing continues to stabilize: • Manhattan overall asking rents dipped increased by $0.19 during the month to $72.81 psf, while Class A asking rents rose by $0.46 to $82.12 psf. • Midtown asking rents climbed by $0.29 psf to $75.55, as Class A rents increased by $0.54 to $84.21 psf • Midtown South asking rents fell by $0.24 psf to $82.97, while Class A rents rose minimally by $0.05 to $105.11 psf. • Downtown rents increased by $0.04 psf to $56.30, as Class A rents rose by $0.15 psf to $61.34. • Trophy assets remain strong — Park Ave Class A averages ~$120 PSF.   Takeaway: Tenants are moving, high-quality space is being absorbed, and competitive blocks are tightening. 2026 is shaping up to be a year where companies that act early will secure the best terms — especially in prime Class A product.   If your team is evaluating options or interested in learning more about what we are seeing in the market, let's connect!
